The property intended for development is situated at the threshold between the two urban perimeters of Steinach and Arbon. The striking 39-metre high-rise building stands as a sculpturally visible individual volume in the space between the two urban boundaries. The height of the building reflects the interaction with other nearby structures. The architecture of the proposed high-rise building picks up on the neighbouring concrete and brick buildings. Their structural quality influences the design of the new volume. The façade elements of prefabricated fibre concrete are stained in a reddish-brown colour and have a smooth finish. The building’s radiance oscillates between the dark brick material in the neighbourhood and the mahogany wood of the local boats on Lake Constance. Inside the apartments, the reference to a ship’s deck is continued with the dark strip parquet flooring and the wooden front of the kitchen units and fitted cupboards. The solitary form of the high-rise building is equally developed out of the typological work on an efficient accessing system. The apartments’ orientation provides ideal sunlight exposure and views. The resulting stringent figure contrasts in its spatial perception with the surprising diversity of views from different perspectives.
The high-rise building has 13 aboveground floors and one basement. Office and commercial units are accommodated on the ground level and up to the second floor. Apartments with room heights of 2.50 m are planned on the third to eleventh floors. On the two top levels, luxury apartments with room heights of 3.40 m are planned.
